Edmonds is defined by the Bowl, the amphitheater of streets sloping down to the ferry dock and Puget Sound, where 1940s beach cottages sit beside 1970s view homes and everything is oriented toward the water and the Olympics beyond. Remodeling in the Bowl is view work: raising and reorienting main living spaces, replacing walls of small windows with fewer, larger openings, and building decks that turn the sunset over the Sound into a daily ritual. East of Highway 99, the housing shifts to postwar ramblers and split-levels where kitchens and lower levels are the priorities.

Views are serious business in Edmonds, both emotionally and administratively, and the city applies height limits and design attention accordingly, particularly in and around the Bowl. We design within those envelopes from the first sketch rather than discovering constraints in plan review. The City of Edmonds runs its own permitting with residential timelines that are generally reasonable, and for the older cottages we bring the structural and moisture expertise that eighty-year-old wood construction near saltwater deserves.
